- What are the actual types of appraisals that you offer?
Answer: There are four types of appraisals that we offer. They are: URAR/1004, 2055 Exterior ONLY, Condo Appraisal, and LAND Appraisal.
- What do they all mean; These types of appraisals?
Answer: The URAR/1004 is considered a 'Full Document' Appraisal. The 1004 is the most widely used and accepted form. The 2005 Exterior only form is less comprehensive and does not require an interior inspection of the subject. The Condo Appraisal is used for homes in a Condominium ownership status. This form covers details that only apply to this type of property. The Land Appraisal is used for vacant land and or Lots. Extraordinary property including Farms, multiple family dwellings and/or properties with accessory units, parcels with 25 or more acres and homes with an estimated value in access of One Million dollars are quoted on a case by case basis. - How do you determine the cost of each appraisal?
Answer: As listed on our Appraisal order form, prices are set with regard to the extent of work required to complete the file. 'Exterior Only' type Appraisals will not require the Appraiser to spend as much time at the subject property, and therefore cost less. Other types of Appraisals will require a more through inspection of the subject and involve more research and data collection to arrive at a value. Please call for a quote! 443-309-3268
- How will I receive my completed Appraisal report?
Answer: All appraisals will be emailed in Adobe PDF format to the address you provide to us. We can also print and mail your appraisal if you require hard copies.
